Only In Las Vegas A New Chain Store Perhaps?

Just a quick amusing observation as one of those "only in Las Vegas" moments.  

I spotted this store sign at a major shopping area here in Las Vegas last night.  I guess that's an appropriate store for Vegas (and no this photo is not edited in any way, the "I" light is out on the sign).

Now watch, I'll give someone a multimillion dollar store idea!  I sent it in to Jay Leno for Headlines too.

Las Vegas Shopping What's On The Way

Hi All,

Been on the road to California, but now that I'm back I thought it would be fun to report the Vegas Inside Scoop on some Las Vegas commercial real estate projects going on around town that are interesting.  Las Vegas commercial real estate for retail and small office parks continues to spring up everywhere:

Desert Marketplace Update

Update: 10/09--The Desert Marketplace is finished, at least as far as it's going to go--no 24 Hour Fitness, Red Robin or Colonial Bank is coming, or the rest of the expansive center's planned development for the foreseeable future, but at least they got far enough to finish the TJ Maxx, Homegoods, Petco, Big 5 Sporting Goods, Burger King and just recently Glazier's Marketplace opened--and that's a showplace supermarket experience! 

This one's for real and much needed in Southwest Las Vegas.  Substantial progress as TJ Maxx is furthest along, with Big 5 Sporting Goods and Petco following up not too far behind.  Glazier's Market--what I thought was going to be a small market is actually going to be huge as the expansive brick walls that are now up indicate.  I have never heard of it, but should give the Von's across the street some nice competition. 

You would think these guys could be open for the holidays, but an inside source told me that they will not with early 2009 most likely due to slow permitting and many changes required by Clark County. 

What should be ready fast is the unidentified building going up on the outer parcel of Desert Marketplace which is actually Burger King--just what we need, more fast food.  At least they are trying to get kids to eat apples.

Only thing not happy about is that I contacted Dunbar Commercial to tell them their beautiful Desert Marketplace lighted signs are mostly out, but still no one has fixed them.

Town Square Las Vegas

To me, happiness is a humongous Whole Foods Market within driving distance.  The new Whole Foods Market at Town Square Las Vegas is a showplace!  I have no idea how many square feet the sprawling, beautiful Taj Mahal of Whole Foods Markets is, but it's one of the best things to happen for healthy lifestyle people like me in Las Vegas (yes there are a few of us), since I moved back here.  ByY the way, if you are into healthy eating, check out my other blog The Healthy Food Review.

Technically Whole Foods Market is not "Shopping On The Way", it's here now, but I couldn't resist including it in this roundup.  It opened yesterday 10/8.  The gorgeous store and very helpful staff are well worth the visit!

Sweet Tomatoes

Sweet Tomatoes Is actively shopping for space in Southwest Vegas according to an in-the-know source.  One of my favorite healthy eating places from my Orange County, CA days (where it is known as Souplantation), and I would go more often if I didn't have to go 12-15 miles North or East for it.  It doesn't matter that Las Vegas is the land of buffets--their salad bar sections generally stink.  Keep your fingers crossed that Sweet Tomatoes makes it into The Arroyo or Desert Marketplace.

Summerlin Centre Mall

While it is running way behind (will not open now till sometime in 2010), but you can't help but notice the rising steel going up behind Red Rock Casino when you exit off the I-215 which represents the beginnings of Summerlin Centre Mall from the people who own Fashion Show Mall and Grand Canal Shoppes in The Venetian.

Poor Summerlin will somehow have to manage without Nordstrom's, Crate and Barrel and the like a bit longer.  But if they build it, they will come.

Las Vegas Shopping Town Square Las Vegas

Hi All,

Now that the Las Vegas temperature is below 100 degrees most days, Las Vegas visitors and Las Vegas locals can all start to venture outside a little more without spontaneously combusting.

A neat place to go for a stroll, shop or just people watch is Town Square Las Vegas.  It's an upscale outdoor Las Vegas shopping, dining and entertainment complex with the usual brand name suspects, a greenbelt and kids play area featured.  The trees even sing to you as you walk by.

If you are a transplanted Californian like me looking for some Southern California restaurant favorites, The Yard House, Claim Jumper and California Pizza Kitchen are tenants at Town Square Las Vegas.  Also present is the Rave Motion Pictures movie complex, which truthfully looked more like an actual movie production soundstage from the outside than a place to go watch movies.

Overall, Town Square Las Vegas has that same classy feel as The District at Green Valley Ranch in Henderson, but it is a much larger complex.  Coming soon, but not soon enough for me, is a super size Whole Foods market.

There are a variety of events held from time to time at Town Square Las Vegas too like their popular Movies In The Square for kid flicks that takes place through October 16th on the first and third Thursday of the month.

Las Vegas Real Estate Desert Marketplace Lives And Other Signs Of Real Estate Life!

Hi All,

While the news is mostly bad in the short-term when it comes to Las Vegas real estate, we did have the first increase in the median home price in Las Vegas since mid-2007 in May up .3%--can you feel it?

I like looking at the fact that Las Vegas commercial real estate and major Las Vegas Strip projects keep getting announced and there are more strip centers and office buildings underway throughout Las Vegas than you can imagine--unless you are a local in the trenches watching it every day like I am!

My two big projects that I was watching in my Southwest Las Vegas neighborhood are the breaking ground of the Station Casino Red Rock Casino-like Durango Station and Desert Marketplace a huge, attractive shopping and dining complex to rival the nearby Arroyo.  Since I live in Las Vegas the first time, both projects have been supposed to happen.  I moved away, came back and they still hadn't moved forward...till now. 

Word is out that Durango Station is going to break ground between September and year-end as local economic conditions improve.  The true sign of Las Vegas real estate life is that after a long period of silence Desert Marketplace lives!  And it looks to be bigger and better than I had originally dared to hope. 

The first sign of Desert Marketplace was Walgreens grabbing its coveted corner spot in nice funky colors (Update 7/1/08--Walgreens is now open).  The next was an attractive blue and yellow art deco-like lettering that magically appeared out of nowhere that said "Desert" at an entrance opposite the St. Rose Dominican hospital San Martin campus that appeared two weeks ago. 

Next out on an evening walk a couple of days later before the weather got so blankety-blank hot, were new leasing signs for Desert Marketplace from Dunbar Commercial, new construction signs and trailers on-site from Affordbale Concepts (whom I noticed was putting up the fast-paced dual strip centers with Fresh And Easy and Walgreens on Ft. Apache and Sunset) and more entrance palm trees arriving seemingly every day. 

The icing on the cake was the sign my husband spied as we walked back near the "coming soon" Walgreen's.  It was a red and white sign announcing TJ Maxx and Home Goods "coming soon".  That sent me searching the internet hungry for more info about what other tenants might be joining Desert Marketplace.  It was found on Dunbar Commercial's web site. 

Here's the Vegas Inside Scoop:

The biggest news for me was one of my two wishes look like they are coming true.  My dream was for 24 Hour Fitness and Whole Foods to come to Desert Marketplace.  It looks like the 24 Hour Fitness dream will be fulfilled!  On the Dunbar Commercial tenant site map for Desert Marketplace is 24 Hour Fitness which is sorely needed in Southwest Las Vegas as the nearest locations are about 8 miles away.  Maybe Whole Foods will make my second wish come true soon--there is certainly room for it with no competition!

Other Desert Marketplace tenants (approved) are: Glazier Markets, Petco, Big 5 Sporting Goods (joining TJ Maxx and Home Goods)

Shown On page 2 of Dunbar Commercial tenant site map for Desert Marketplace are: Red Robin, Colonial Bank and Burger King (joining 24 Hour Fitness) with lots more to be listed.

I'll keep watching for more Desert Marketplace signs and will keep everyone posted.  We don't know when some of these tenants will be open for business, but it looks like Walgreens started off the old "if you build it they will come".  More importantly, major companies of this magnitude don't bet on major commercial real estate projects like this unless they believe in Las Vegas and Las Vegas real estate.  We should take our cue from them and know that better days will come.
